Please Help

I am trying to set up the following without success:

mono1 setup in bldg1 =

lan 192.168.3.1
wan = isp ipaddress
opt1 = 192.168.20.100


opt1 connected to local switch as is the lan interface


mono2 setup in bldg2 =

lan 192.168.1.1
wan = isp ipaddress

lan interface connected to same switch (this is done through wireless radios set to bridge mode) as the above opt1 and lan interface in bldg1

I need to route traffic between these different subnets. I have tried many different static route settings without results. Unable to ping any ip address from either network.

When using static routes there is an option in the advanced config "Bypass firewall rules for traffic on the same interface" It worked for me. (Banged my head for hours trying to get it to work before I found this)
